SHARJAH – Kuwaiti investments in Sharjah’s real estate sector reached Dh1.049 billion in 2025, marking a year-on-year growth of 72.7 percent, according to figures released by the Sharjah Real Estate Registration Department.

The announcement was made during the “UAE and Kuwait: Brothers Forever” week, underscoring the long-standing economic and fraternal ties between the two countries. The latest data highlights Sharjah’s continued appeal as a stable and attractive destination for regional investors.

The figures reflect growing confidence among Kuwaiti nationals in Sharjah’s legislative framework, economic resilience and advanced infrastructure. Authorities noted that the steady rise in investment volumes aligns with broader trends of cross-border cooperation between the UAE and Kuwait, particularly in strategic sectors such as real estate.

Investment growth

Data from the department showed that the total value of properties owned by Kuwaiti nationals in Sharjah reached Dh1.049 billion in 2025. This growth builds on years of sustained investment activity and signals increased participation across multiple segments of the emirate’s property market. Officials attributed the momentum to Sharjah’s investor-friendly regulations and integrated real estate services.

The number of properties owned by Kuwaiti citizens climbed to 5,660, highlighting the depth and continuity of their presence in the local market. This ownership base reflects both long-term holdings and newer acquisitions, indicating a balance between asset retention and fresh market entry.

Ownership and development

Beyond ownership, Kuwaiti investors continue to play a significant role in real estate development within the emirate. The number of development projects led by Kuwaiti developers reached 13, reinforcing their position as early contributors to Sharjah’s urban growth. These projects span residential and mixed-use developments, contributing to the diversification of the emirate’s property landscape.

Authorities noted that Kuwaiti developers were among the earliest regional partners in Sharjah’s real estate expansion, helping shape key areas through planned and sustainable projects. Their continued involvement reflects confidence in the emirate’s long-term development vision.

Market activity

Trading activity by Kuwaiti investors recorded strong growth during 2025. A total of 868 properties were traded during the year, representing an increase of 51.7% compared to 573 properties traded in 2024. The rise in transactions points to higher market liquidity and growing investor engagement.

The number of Kuwaiti investors also increased significantly, reaching 811 in 2025. This marks a growth of 38.2% compared to 587 investors in the previous year, indicating the entry of new investor segments into Sharjah’s real estate market.

Commenting on the figures, Abdulaziz Ahmed Al-Shamsi, Director-General of the Sharjah Real Estate Registration Department, said the growth reflects Sharjah’s standing as a preferred destination for Kuwaiti investors. He noted that confidence in the emirate is supported by flexible legislation, advanced real estate services and a sustainable development framework aligned with shared values between the two countries.
